Don’t Let a Lacklustre Appearance Dull Your School’s Sparkle

28 August 2017

Falling behind in property maintenance could erode the full reputational gains you seek from strong academic results or upgrades to your property.

Water damage, resulting in efflorescence and concrete cancer, are two common ways poor property maintenance could affect the way your buildings look. The latter in particular, if left untreated, could eventually compromise the structural integrity of your building.

Efflorescence
If you have unsightly patches of white, yellow or brown on concrete or masonry, you’re likely to be experiencing a case of efflorescence. This is caused by salt deposits left behind by water that has seeped through your concrete, bricks or stone walls, and subsequently evaporated.

Removing efflorescence is uncomplicated, but necessary. While not harmful to health, it is unattractive and will negatively impact your school’s appearance, raising questions regarding how much care or maintenance goes into your school property, and by association, student welfare. This needlessly detracts from your reputation.

Professional assistance will help you diagnose the cause of the problem, and prevent its reappearance. (For how to remove efflorescence, read our blog post here.)

Concrete Cancer
In concrete structures, water penetrating through to the steel reinforcement within a concrete slap can cause concrete cancer or spalling. This occurs when the water in question causes the steel to rust. As the steel corrodes, it expands, forcing the surrounding concrete outwards.

The problem worsens when this causes the concrete to crack because more water is let in, exacerbating the damage. Left unattended, the concrete will continue cracking and start breaking away, posing an obvious danger.

Don’t let a lack of maintenance lead to this.
